9-11 Duncan Street, Leeds


A feasibility study for the repair and residential conversion of a Grade II listed building in Leeds City Centre. 

The building was designed as business premises, and dates from 1905.  It is constructed of brick and ornate faience with slated roofs, and sits within the City Centre Conservation Area.

Our study includes the sensitive repair of the fabric, options for the ground floor retail space and the conversion of the upper floors to residential apartments. 

The contemporary city apartments have been designed to maintain the character of the building, whilst creating generous living spaces.

The ground floor and basement retail unit has now been completed following planning and listed building consents for the creation of a new restaurant for Five Guys.  The refurbishment incorporates improvements to the shop front, referencing the original Edwardian glazing proportions.
